Homeowners who have keep their current homes neat, clean and in good condition, have the advantage. The reason is that homes in pristine condition far out sell ones that need a little TLC (tender loving care). Today’s buyers don’t have the time to spend on TLC homes, while they hold down 2 or more jobs. When they are out there looking, and they come across a home that’s in move in condition, they are willing to pay a little more to be able to move right in. Today’s mantra’ in the resale market is “condition”, “condition”, “condition” The good news is that even in a tough market, homes are selling. Last year 25,000 homes were sold in the Columbus and outlining areas. Columbus is getting more and more national recognition, and has achieved a reputation, as the #1 up and coming tech city in America It’s a recognition that the local leaders and businesses have sought after for years! Now lets talk about what’s going on in the new home market. As we all age and mature, we realize our needs have changed. Our kids are grown and we don’t need the huge home that we raised our families in. Today, ranches or first floor master suite homes are in great demand. We want large porches out front and maybe a screen porch out back. The master bedroom and the secondary bedrooms should be on opposite ends of the home so that we all have privacy when family members or grandkids come back to visit. We want a large master suite and a bath area with spa like amenities, separate vanities, a large shower area with the rain like showerheads and huge closet areas, one with a built in washer & dryer for convenience. Three car garages are a must for those big boy toys and riding mowers. We want full basements for storage (and a play area for the kids stuff when they run out of room!). The kitchen needs to be large and well planned, as well as a brightly lit morning area to enjoy that leisurely breakfast. Maybe even a comfortable window seat added, to read by and watch nature unfold in the back yard. Two story or high vaulted ceilings aren’t needed anymore because we want to conserve energy, but 10’ ceilings would be nice in the large living areas to still give that feel of volume. Green home building is in and so are high efficiency appliances, furnaces, hot water tanks, windows and doors. We all want less maintenance, and more time to enjoy ourselves. If your current home is in good condition, and your credit is good, don’t let the negative housing news ruin your chances of getting the home you’ve wanted. You deserve it.
